1. About SubSwap
SubSwap is a housing coordination platform for students at Halifax universities (Dalhousie, Saint Mary's, MSVU). It enables students to discover subleases and potential roommates. SubSwap is not a real estate agent, broker, or landlord, and does not enter into any rental agreements on your behalf.
2. Eligibility
To use SubSwap you must:
- Be currently enrolled at a participating Halifax university
- Have a valid university email address (@dal.ca, @smu.ca, or @msvu.ca)
- Be 18 years of age or older
- Agree to these Terms in full
3. Landlord Approval
Many leases require landlord consent before a sublease or roommate change can take place. It is your sole responsibility to review your lease agreement and obtain any required approvals before finalising any arrangement through SubSwap. SubSwap accepts no liability for lease violations arising from unapproved subleases or roommate changes.
4. Your Listings & Content
You are fully responsible for the accuracy of any listing, profile, or message you post. You agree not to:
- Post false, misleading, or fraudulent listings
- List properties you do not have the right to sublease
- Harass, threaten, or discriminate against other users
- Use SubSwap for any commercial or non-housing purpose
5. No Guarantee of Match or Transaction
SubSwap facilitates introductions only. We make no guarantees that you will find a sublease, roommate, or housing arrangement. All negotiations and agreements are made directly between users.
6. Privacy
Your profile information (name, bio, photos, housing preferences) is visible to other verified SubSwap users. Photos and listings are stored securely via Supabase. We do not sell your data to third parties. By using SubSwap you consent to this data being stored and displayed to other authenticated users within the platform.
7. Account Termination
SubSwap reserves the right to suspend or permanently delete any account that violates these Terms, posts fraudulent content, or engages in harassment. You may delete your own account at any time from your profile settings.
8. Disclaimer of Warranties
SubSwap is provided "as is" without warranty of any kind. We do not guarantee uninterrupted service, error-free operation, or that any listing you find will be accurate, available, or suitable for your needs.
9. Limitation of Liability
To the maximum extent permitted by applicable law, SubSwap and its operators shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the platform, including but not limited to lease disputes, housing losses, or interactions with other users.
10. Changes to These Terms
We may update these Terms from time to time. Continued use of SubSwap after changes are posted constitutes acceptance of the updated Terms.
