What students actually pay for rent across Atlantic Canada
Rent in Atlantic Canada swings hard from city to city. Here's what the CMHC numbers say for apartments, and what students realistically pay per room once you split a house.
The citywide averages
CMHC's October 2025 Primary Rental Market Survey puts average one-bedroom apartment rents in the region's capitals and major cities at:
- Halifax, NS: about $1,539/month
- Fredericton, NB: about $1,208/month
- Moncton, NB: about $1,170/month
- Charlottetown, PEI: about $1,066/month
- St. John's, NL: about $1,064/month
Those are whole-apartment figures, so take them with a grain of salt. Most students don't rent a place solo. You split a house or an apartment with a few people, and that's where the real number lives.
What a room actually costs
Here's what per-room student rents usually look like on SubSwap:
- Halifax: $700 to $1,200, with most rooms landing around $850 to $1,000 near Dal and SMU.
- Fredericton (UNB/STU): $550 to $900. See the UNB guide.
- Moncton: $500 to $850, often $600 to $750 near campus. See Moncton housing.
- Charlottetown (UPEI): $550 to $850. See the UPEI guide.
- St. John's (MUN): $500 to $800. See St. John's housing.
The small towns play by different rules
City-level surveys don't really capture university towns like Wolfville (Acadia), Antigonish (StFX), and Sackville (Mt. A). The rental market there is almost entirely student rooms in shared houses. Supply barely moves, demand tracks enrolment, and prices can run higher than the town's size would suggest. Budget roughly $500 to $950 per room depending on the town. We have separate guides for Wolfville and Antigonish.
Budgeting beyond rent
Rent isn't the whole bill. Heat matters a lot in a Maritime winter, and internet and furniture add up too. A slightly pricier all-inclusive room can beat a “cheaper” one once you tack on hydro and a February heating bill.
